These terms apply to your use of splagencyuk.com, operated by SPL Agency UK Ltd (Companies House no. 16660665, registered office 130 Gloucester Road North, Filton, Bristol BS34 7BQ).
1. Using this website
The site provides information about properties to rent in Bristol and our lettings services. Property details are provided in good faith but do not form part of any contract or offer. Photographs, measurements and availability can change — always confirm details before making decisions.
2. Enquiries and applications
Submitting an enquiry, registration or application does not create a tenancy or reserve a property. Tenancies are only created when a written tenancy agreement is signed by all parties.
3. Fees and payments
Permitted payments are charged in accordance with the Tenant Fees Act 2019. Deposits are protected in a government-approved scheme and the prescribed information is served within the statutory period.
4. Portals and accounts
Landlord and tenant portal accounts are personal to you. Keep your sign-in details confidential and tell us promptly if you believe your account has been accessed without permission.
5. Intellectual property
Content on this site (text, images, branding) belongs to SPL Agency UK Ltd or its licensors and may not be reproduced without permission.
6. Liability
Nothing in these terms limits liability that cannot be limited by law. The site is provided "as is"; we do not guarantee uninterrupted availability.
7. Complaints and redress
We are a member of the Property Redress Scheme (membership PRS053791). Our complaints procedure explains how to raise an issue and escalate it if needed.
8. Governing law
These terms are governed by the law of England and Wales.
